You know the feeling. The neighbours are great, the kids’ school is a short walk away and the café on the corner knows your order. But the house itself is draughty, cramped and costing you more every year to patch up.
Moving means giving up everything you love about the area. Renovating often means paying top dollar to work around old bones. There’s a third option more families are choosing: a knockdown rebuild. You keep the block and the street, and you get a brand-new home designed around how you live now.
If you’ve never built before, the process can feel like a lot. This guide takes you through it step by step, so you know what to expect.
What is a Knockdown Rebuild?

It’s what it sounds like. You demolish your existing home and build a new one on the same land. You aren’t buying a new block, so you don’t pay stamp duty on a land purchase or agent’s fees for selling your current place. You also don’t have to leave the community you’ve built your life around.
With Sunny Homes, a new home can also bring modern energy efficiency, a layout that suits your family, and the peace of mind that comes with new construction.
Step 1: Check Your Block Is Ready To Build On
Every block is different, so start by looking at what you’re working with. The main things to consider are:
- Size, shape and slope – These affect which home designs will fit and how much site preparation is needed.
- Council zoning and planning controls – Setbacks, height limits and heritage overlays can all shape what you can build.
- Easements and services – Sewer lines, stormwater and power connections can affect where the new home sits.
A good builder will do a site assessment early, so you know about any issues before you fall in love with a design.
Step 2: Set a Realistic Budget
A knockdown rebuild budget covers more than the new home. Plan for:
- Demolition and site clearing.
- Site costs such as soil tests, surveys and any retaining walls.
- Approvals and council fees.
- Disconnecting and reconnecting services.
- Somewhere to live while you build.
- Landscaping, driveways and fencing at the end.
Talk to your lender early too. Construction loans release funds in stages as the build progresses, which works differently from a standard home loan.
Step 3: Choose a Design That Fits Your Block And Your Life
This is the fun part. Think about how your family uses your current home: what works, what frustrates you and what you’ll need in five or ten years.
- Do you need a home office, or a second living area for the teenagers?
- Would a single-storey home suit you long term, or does a double-storey make better use of the block?
- How much outdoor space do you want to keep?
Many builders, including Sunny Homes, have designs made for narrow or sloping blocks, which are common in established suburbs.
Step 4: Get Your Approvals Sorted
Before any demolition happens, you’ll need approval for both the demolition and the new build. In NSW, depending on your property, that may be a Complying Development Certificate (CDC), which is often faster, or a Development Application (DA) through your local council.
Your builder can advise which path suits your block and handle much of the paperwork for you.
Step 5: Plan Your Move-Out
Once approvals are in place, it’s time to pack up. Most families rent nearby so life stays as normal as possible during the build. It’s worth arranging this early, especially if you want to stay in the same school zone.
Before demolition, services such as gas, electricity and water need to be safely disconnected. Older homes may also contain asbestos, which must be assessed and removed by licensed professionals.
Step 6: Demolition And Construction
Now things move quickly. The old house comes down, the site is cleared and prepared, and construction begins. A typical build goes through these stages:
- Slab
- Frame
- Lock-up
- Fit-out
- Practical completion
Your builder should keep you updated at each stage. It’s exciting to see your new home take shape where the old one stood.
Step 7: Handover And Moving Back Home
After final inspections, you get the keys to a brand-new home on the block you’ve always loved. Your neighbours will be just as curious as you are excited.
Is a Knockdown Rebuild Right For You?
A knockdown rebuild could be a great fit if:
- You love your location but your house no longer suits you.
- Renovation quotes are adding up to more than you expected.
- Your home needs major structural or maintenance work.
- You want a modern, energy-efficient home without moving suburbs.
