#### ‘No One Can Help All, But All Can Help One’ – Vinnies CEO Sleepout 2024 kicks Off

When ACT Courts and Tribunal CEO and Principal Registrar Amanda Nuttall took part in the Vinnies CEO Sleepout last year, ACT Chief Justice Lucy McCallum was rolling out a sleeping bag next to her.
Amanda had “brought in the big guns”, highlighting that, aside from the fundraising outcome, there was great value in asking this particular cohort to rough it and raise awareness (and funds) to help Vinnies combat poverty and homelessness.
The Vinnies CEO Sleepout 2024 has launched, and it’s hoped that the collective impact of these individuals tapping into their vast and powerful networks will help Vinnies Canberra/Goulburn meet its $800,000 goal, helping the organisation to sustain its services across the ACT and surrounding regions.

“I do look forward to it, especially the fundraising part, and reaching out to my networks,” Ms Nuttall says.
“I enjoy the challenge of throwing down the gauntlet to my colleagues across the justice sector to raise as much money as we can.
“I am hoping the Chief Justice will join me again because she has tremendous influence across the national judiciary system.”

With 50 community and business leaders already on board, Vinnies Canberra/Goulburn anticipates 150 participants for the event, which will be held at Parliament House this year.
For the first time, there will also be two satellite Sleepouts in Young and Merimbula on the same night, representing some of the regions of New South Wales that Vinnies Canberra/Goulburn serves.
Although she didn’t quite meet her goal last year, Ms Nuttall will again aim to raise $12,000. She says fundraising is worth “aiming for the stars”, particularly in an economically challenging climate.

“I think it’s a really good opportunity for this particular cohort to come together and reflect on the difficulty a lot of Canberrans face daily, especially as the cost of living rises,” she says.
“We should acknowledge that we all come from a very privileged position in society. It’s easy, in a city like Canberra, to overlook how many people are doing it tough. This is a chance to confront that and ask ourselves what we can do to support our broader community.
“At the end of the day, this is one night of discomfort that lends visibility to Canberrans who are in distress, which will ultimately hopefully help St Vincent de Paul Society Canberra/Goulburn continue their incredible work across a range of programs to support vulnerable people in our community.”

As always, the event will offer an immersive, educational experience, inspiring participants to support Vinnies in breaking the cycle of homelessness and aiding those in need in our community.
It’s a sentiment Sunny Homes ACT Director Sunny Malhotra can get behind. He will be rolling out his sleeping bag for the fourth consecutive year, possibly with a pillow, and nothing else.
“It’s only for one night, but I want to make the experience as real and humbling as possible,” he says.
“I want an insight into what Canberrans facing homelessness are experiencing every day. I know I am fortunate to be in the position I am in and that there are many, many people who are not so fortunate. And I know it could happen to anyone.”
Sunny has set a $10,000 goal and says, as always, he’ll be calling in all favours with clients, professional networks, friends and family to meet it.
“CEO or otherwise, everyone can help. This is my contribution. For others, you can donate or help raise awareness by sharing the cause with your own networks,” he says.
“No one can help all, but all can help one. We need that right now.”

On 4 June 2020, the Australian Government announced HomeBuilder to provide eligible owner-occupiers (including first home buyers) with a grant of $25,000 to build a new home, substantially renovate an existing home or buy an off-the-plan home/new home. #### ACT Residential Construction Predicted to Slump

Two awards and it’s all down to personalised serviceStatus Living has won two categories in the 2024 Housing and Kitchen & Bathroom Awards for Renovation/Addition Project of the Year and the Renovation/Addition Project $700,000 to $1million.
#### Building More Homes For Australians
The National Housing Accord is bringing together all levels of government, industry and investors to unlock supply.
An ambitious national target of 1.2 million new, well‑located homes over 5 years is driving the investment and reforms needed to support housing supply. Nearly 45,000 new homes were completed in the first quarter of the Accord, with the number of new homes to accelerate as the Government’s initiatives take effect.
The Government is supporting a pipeline of 55,000 social and affordable homes through initiatives like the Housing Australia Future Fund (HAFF) and the Social Housing Accelerator. Combined, Round 1 of the HAFF and Accord and Round 2 of the HAFF are expected to deliver approximately 18,000 social and affordable homes.
The Government has committed $1.5 billion through the Housing Support Program to state, territory and local governments to fund projects to:
improve planning capability
deliver enabling infrastructure such as roads, water and power
build more social housing.
With the Government also offering $3 billion in incentive payments under the New Homes Bonus, up to $4.5 billion in funding is committed for states and territories to address infrastructure backlogs and deliver new housing.
In this Budget, the Government is investing $54 million to accelerate the uptake of modern methods of construction. The Government has also committed $120 million from the National Productivity Fund to incentivise states and territories to remove red tape preventing the uptake of modern methods of construction, which will help more homes be built faster.
The Government is continuing to work with states and territories on the National Planning Reform Blueprint to build homes faster.
Expanding Help to Buy
The Government is expanding the Help to Buy program to support Australians to buy homes with lower deposits and smaller mortgages. This Budget is committing around $800 million to lift the property price and income caps to make the scheme more accessible.
Under the Help to Buy program, the Government will provide an equity contribution of up to 40 per cent to support eligible home buyers to purchase a home with a lower deposit and a smaller mortgage. Around 40,000 Australian households locked out of the market will be helped into home ownership.
Banning foreign buyers of established homes
The Government will ban foreign buyers from purchasing existing dwellings for two years from 1 April 2025 and will provide the Australian Taxation Office (ATO) $5.7 million to enforce the ban. The Government will also provide $8.9 million to the ATO and Treasury to target land banking by foreign buyers and ensure vacant land in Australia is put to productive use within a reasonable amount of time.
Improving access to housing and homelessness services
The Government is providing $9.3 billion to states and territories to help:
combat homelessness
provide crisis support
maintain and repair social housing.
This includes the doubling of funding for homelessness services to around $400 million a year. This Budget also provides $6.2 million for homelessness research, advocacy and coordination.
An additional $1 billion provided to the National Housing Infrastructure Facility (NHIF) is also being used to support crisis and transitional accommodation for women and children experiencing domestic violence, and for youth experiencing – or at particular risk of – homelessness.
Supporting renters
Continuing the Government’s commitment to responsible cost‑of‑living relief, the Government has increased maximum rates of Commonwealth Rent Assistance by 45 per cent for around 1 million households. This is the first back‑to‑back increase in Commonwealth Rent Assistance in more than 30 years. The Government is also implementing A Better Deal for Renters to harmonise and strengthen renters’ rights across Australia. This includes a framework on genuine reasonable grounds for eviction and moving towards limiting rental increases to once a year.
The Government has refined the Build to Rent tax concessions announced in the 2023–24 Budget to help increase rental housing supply, including the supply of affordable tenancies, and to provide greater security and stability for renters, including stable 5‑year tenancies. Industry estimates show this will support the construction of around 80,000 new rental homes in Australia over the next decade, including 8,000 affordable homes. These measures will operate in addition to state and territory initiatives to support the Build to Rent sector.
Boosting the construction workforce
The Government is establishing the Housing Construction Apprenticeship stream as part of the new Key Apprenticeship Program.
From 1 July 2025, eligible apprentices in housing construction occupations will receive up to $10,000 in financial incentives over the course of their apprenticeships, encouraging more people into housing construction trades and providing apprentices with cost‑of‑living support. This will assist in addressing shortages and ensure Australia has the workforce needed to deliver our ambitious target of building 1.2 million homes over the next 5 years.
Employers of apprentices in priority occupations may also be eligible for up to $5,000 as a Priority Hiring Incentive, which includes many occupations relevant to housing construction. These current settings for the Priority Hiring Incentive have been extended for an additional 6 months to 31 December 2025.

If your tastes fall outside of the newest areas, you’ll probably be organising a knockdown and rebuild. #### Head for the Hills Sloped Blocks Can Be Awesome

If you’re among the tens of thousands expected to move into Canberra’s growing suburbs in the next five years, chances are you’ll be faced with a sloped block.
New suburbs such as Jacka, Royalla, Macnamara, Whitlam, Denman Prospect, Googong and Ginninderry are hilly, undulating or mountainous, with up to 80 per cent in some parts encompassing an up, down or side slope.
But a sloped block is a beautiful thing to Sunny Homes director Sunny Malhotra.
“With the right team and approach, the challenging or sloping block can accommodate the most stunning home on the street,” he says.
“That’s good news because finding a flat block in Canberra is pretty rare these days. Of the 250 homes I have built, I think about 10 were on flat blocks.”
Sunny says building on a sloped block doesn’t always mean higher costs and longer lead times every site is different.
In fact, these “sloped blocks” have their own advantages.
By working with the grade to devise the right composition and orientation, it’s possible to build something every bit as functional – and potentially even more beautiful than a home on a flat block.
“Homes on sloped blocks lend themselves to unique architectural split-level designs,” Sunny says. “You also tend to be able to get elevated views, and natural ventilation and light, as well as extra storage options.”
Having tackled slopes as steep as 9 metres, Sunny says even the most challenging sites can produce stunning results.
He says no two approaches will be the same.
In Lawson, he built a home on a 5-metre slope downwards. In Denman, another with a 5-metre slope sideways. The results, while both beautiful, were vastly different.

The trick is understanding the limitations of the slope, as well as the possibilities, and working with them alongside the client’s priorities and goals – something only a custom home builder with experience on sloped blocks can achieve.
“Volume builders build more or less the same designs and the specs don’t work for sloped blocks,” he says.
“We had clients come to us after wasting six months with a volume builder who couldn’t manage a slope of 4.5 metres diagonally from back to front. They were very happy with what we achieved
“We have four expert designers in-house and work with some truly excellent builder designers who delight in finding the unique selling points of sloped blocks.”
He says if done right, these homes always come with views.
“We recently built a home in Bonner that was literally opposite a three-storey Coles. We built it in such a way that it captured a view of Telstra Tower.”
With design possibilities as varied and distinctive as Canberra’s slopes, Sunny admits it’s not always easy to put the potential of these sites into words.
That’s why he’s creating a display home at 8 Shillam Chase, Whitlam. The split-level home is gracefully set on a 4-metre upward slope. Its purpose is to show the public sloped blocks can be just as practical and even more inspiring than flat ones.
“I hope it helps people see that, for a trusted, experienced builder, a slope isn’t a problem – it’s the foundation for something extraordinary,” he says.

The Morrison Government is extending the construction commencement requirement for the successful HomeBuilder program from six months to 18 months for all existing applicants, bringing the total level of expected Government support for the construction sector under the program to $2.5 billion.More than 121,000 Australians have applied for the grant which is expected to support around $30 billion of residential construction projects.The HomeBuilder program was specifically designed to protect tradies’ jobs and catalyse economic activity in the construction industry, particularly residential construction, in response to the downturn caused by the COVID-19 pandemic.The Government’s decision to provide existing applicants with an additional 12 months to commence construction responds to unanticipated delays in the construction industry caused by COVID-19 related supply constraints including delays in global supply chains and recent natural disasters.The extension will only apply to existing applicants and provide an additional 12 months to commence construction from the date that the building contract was signed. Under the FHSS scheme, first-home buyers can use voluntary super contributions of up to $15,000 each financial year to assist with the purchase of their first home.The key advantage is that you can end up paying less tax than you would saving for a deposit in a regular savings account.It’s important to note that you can only withdraw money that you’ve contributed yourself to super not contributions made by your employer.There are three important things to know about voluntary super contributions: You can make an arrangement with your employer to salary sacrifice into super; or
You can make a voluntary contribution from your after-tax income (such as existing savings) and claim a tax deduction when you file your tax return. To be eligible for the deduction, you need to fill out a “notice of intent” form, send it to your super fund and receive an acknowledgment.
There is a cap on the amount of “concessional” or tax-advantaged contributions you can make each financial year. The cap is $25,000 for 2020/2021 financial year, but may be higher if you haven’t used the full cap in previous years. Importantly, the cap includes contributions by your employer. If you exceed the cap, you won’t get a tax break for voluntary super contributions. #### Is More Dual Occupancy the Future of Canberra’s Suburbs?
Canberra’s housing market is under pressure, but change is coming and for homeowners sitting on larger suburban blocks, the opportunity to shape the city’s future might be sitting right in their backyard.
With the ACT Government signalling reforms that could rezone thousands of blocks to allow dual occupancy, builders are bracing for a surge in demand. According to Sunny Homes director Sunny Malhotra, the shift will transform not just where Canberrans live, but how.
“RZ2, or ‘suburban core’ zoning, is where you can build two dwellings on blocks over 800 sqm. It makes sense to have higher density near shops, services and arterial roads,” Sunny says.
“But at the moment, around 70 per cent of Canberra’s residential land is zoned RZ1. On an RZ1 zone block, to build a second dwelling, the block must not only be over 800 sqm, but even then second dwellings are limited to 120 sqm.”
Sunny says this model has flopped.
“Not even 10 per cent of proposed secondary dwellings have been approved in RZ1 blocks, and 120 sqm [houses] just aren’t suitable for most people.”
Another 30,000 people are tipped to call Canberra home in the next five years, contributing to mounting pressure around housing affordability and supply.
An increase in dual occupancy is one part of the solution.
“We can’t keep building new suburbs, because land is limited,” Sunny says. “The ACT Government knows this, and they’re responding.”
The recently released draft Missing Middle Housing Design Guide includes recommendations for developers and builders. Its core intent is to allow for a broader range of housing types, with design guidelines to ensure these new developments fit well within existing suburbs.
Notably, though RZ1 will still be more restricted than RZ2, the proposed reforms would allow more dual occupancy and medium-density housing, such as townhouses and multi-occupancies, in existing RZ1 and RZ2 residential zones.
For homeowners and investors, dual occupancy possibilities go far beyond the old-fashioned granny flat, which Sunny says has waned in popularity over the years.
“Many people are opting to knock down a single dwelling, subdivide the land, and build two homes,” he says. “This provides the option to become the owner-occupant of one and either sell the other to pay off the mortgage or keep it as a source of income.”
Other options include attached duplexes, where two homes share a noise and fire-proof partition wall, detached duplexes with two separate houses on the same lot or tandem designs, where one home is positioned behind another.
Each can be tailored to the owner’s needs, whether that’s multigenerational living, generating rental income or setting up a long-term investment.
Sunny says this flexibility doesn’t always mean compromising privacy and independence even duplexes that share a wall can be designed with individual driveways, garages and entrances.
“It’s worth noting, however, that if you subdivide, each block gets a separate title,” Sunny says. “That has definite appeal, especially for investors.”
Sunny says as the reforms move closer to reality, for many Canberrans, a dual occupancy will become a practical solution to today’s housing challenges one that unlocks new value from their property while helping the city meet its future needs.
It’s important, however, to seek out the right guidance.
“Look for a builder who knows the rules, understands the market and can educate you on the best way to achieve your goals,” Sunny says.

#### Nine National Awards for Act Building and Construction Companies
Nine national awards are heading home to Canberra after Master Builders ACT members were recognised at the Master Builders Australia National Excellence in Building and Construction Awards in Adelaide.
The newly crowned national winners were among the 34 local finalists at the national awards, following the Master Builders ACT and Asset Construction Hire Awards held in September.
Kane Constructions received two awards for their exceptional work on the Australian War Memorial Southern Entrance: the National Commercial/Industrial Construction Award for projects valued between $50 to $100 million, and the National Commercial Historical Restoration/Renovation Award. This project had earlier earned them the prestigious Project of the Year title at the ACT awards.
The National Display Home award categories featured impressive wins for two Canberra builders. Sunny Homes ACT/NSW clinched the award for display home valued $400,000 to $600,000 for their Googong display.
Sunny Homes director Sunny Malhotra described their winning entry as “a sun-filled home from Sunny Homes”.
“Our Googong display home is all about light, with 3.6-metre ceilings and skylights welcoming the sun into the family area,” Sunny said.

Another dual winner, Projex Building Group, won the National Assisted/Adaptable Living Award for their Whitlam project and the National Commercial/Industrial Construction Award for projects valued between $10 and $20 million for the Gugan Gulwan building, alongside CK Architecture.
RAM Constructions received the National Commercial/Industrial Construction Award for a project under $5 million with their innovative Denman Village Park Amenities Building.
Multiplex Constructions was awarded the National Health Facility Award for their Canberra Hospital Expansion Project.

Collaboration, resilience and a commitment to people and community were winning elements at the Master Builders and Asset Construction Hire Excellence Awards, proving there’s more to the sector than bricks and mortar.
Over 1200 industry guests gathered at the National Convention Centre to watch as 58 individual, commercial, civil and residential awards were presented to hard hitters at the Territory’s premier construction industry excellence awards.
The 2025 House of the Year was awarded to Ewer Constructions for the unique timber-clad ‘Batten House’ in Curtin, while the prestigious 2025 Project of the Year was awarded to Kane Constructions for their refurbishment of the Australian War Memorial.
“This project was an outstanding collaboration between Kane Construction and partners and suppliers from around the world, as well as local ACT companies,” Master Builders ACT CEO Anna Neelagama said.
In fact, numerous winning projects were highlighted not as single-company triumphs but as joint efforts with builders, consultants, contractors and communities working together.
Huon Contractors, Egis Consulting and Riverview Projects claimed the Civil Subdivision (more than $30 million) for their delivery of part of Macnamara, laying groundwork for the new suburb which is a sub development within the larger Ginninderry master-planned community.
The project involved the construction of five stages comprising 383 residential dwellings, including a multi-unit site, a Sewer Pump Station to service all stages and the extension of a key major road into the development with a dual carriageway.
“We’re incredibly proud to receive this recognition for Excellence in Civil Subdivision, in partnership with Huon and Egis,” Ginninderry project operations director Imran Khan said.
“This award is a testament to the strong collaboration between our teams and our shared commitment to delivering high-quality, sustainable communities.
“At Ginninderry, we’re focused on creating places that balance innovation, liveability and respect for the natural environment and this achievement is a great reflection of that vision.”

Applause wasn’t just for projects themselves — it was for perseverance in the face of adversity.
Sunny Homes took home the award for the “Display Home less than $500,000” category, for its innovative family-forward hexagonal design focused on family connection, and light-capturing techniques that lived up to the name ‘Sunny Homes’.
Director Sunny Malhotra said competition was fierce, but it was heartening to see the industry rise up to meet challenging conditions.
“The industry is going through tough times; we’ve all felt it, but this recognition has shown us that hard work pays off,” he said. “It was also great to see the industry come out in force and lift each other up.”
Numerous categories also underscored the MBA’s focus on sustainability, liveability and safety for people living within the Territory’s buildings, and the people who construct them.
Vince Whiteside, CEO at Village Building Co, said he was very pleased to receive the Master Builders ACT WHS Residential Excellence Award for South Jerrabomberra at Tralee.
“The health and safety of our staff, contractors, consultants, and the public is of the highest priority at The Village Building Company, and so it is gratifying that the policies and procedures that we have put in place have been acknowledged by the Judging Panel at the MBA,” he said.
Joint entrants Prof Homes, Loft Studio Canberra and Architects Ring and Associates won both the Kitchen Project, more than $100,000 and the Bathroom under $50,000 awards. Loft Studio’s Kiara Shah said, “It is an honour to be recognised by the industry, the collaboration with Prof Homes and Ring and Associates worked so well.
“These awards are a testament to the craftsmanship and dedication from everyone, including the support from the suppliers.”
Ms Neelagama also acknowledged the winners of the individual categories.
“Recognising the individuals who are making outstanding contributions to their businesses, clients, and community is a critical part of our awards. It is especially important to recognise the efforts of individuals during industry downturns where everyone is feeling the effects,” she said.
“I’d like to offer a huge congratulations to all of our valued Master Builders ACT members who took home an award.”

If you love that old car then by all means, refurbish it and keep some original features.“But looking at your property as an investment in the future, spending a bit more upfront for a brand new house will likely give you more bang for your buck.”For example, Sunny says a recent client was quoted about $700,000 for major renovations on the family home builder in Canberra inner north compared with $900,000 for a full knockdown rebuild. Unsurprisingly, the client went with the second option.

Of course there are factors to consider besides value, including design flexibility, sustainability, health and safety, convenience, and construction time.Renovations and extensions are limited by the parameters of the existing structure. So if you’re looking for a fully customised home, a rebuild may be the better choice. You’ll also be able to choose a design that best suits your block in orientation, access, landscaping and more.Modern materials are generally more sustainable and safer, creating homes that are easier and cheaper to maintain in the long run.“Also keep in mind that the vast majority of Canberra homes built before 1990 have asbestos, which can release harmful fibres if disturbed,” Sunny says.“During demolition we can simply remove this material with minimal disruption. But with renovations, you don’t really know what you’re dealing with until you’re in there.“Sometimes you end up opening a can of worms you wish you hadn’t things like dated plumbing and wiring, hidden structures and water damage can all send your project way off track.”If a few changes adding climate control, modernising the kitchen or retiling the bathroom etc, could help you love your home again, a small-scale renovation is likely the way to go.“The main thing to be aware of is overcapitalisation,” Sunny says.“This happens when you spend more money on renovations than what they add to the market value. “I love the family room. We installed four big skylights that are beautiful rain or shine – you can lie down on the couch and relax while you watch the stars or the clouds go by.”

#### Update on ACT Lockdown and Timber Shortage
As you would know, the ACT is in a lockdown that is currently scheduled to end on 2 September 2021. The lifting of the lockdown restrictions will of course depend on how the COVID-19 case numbers are tracking and whether the ACT Health authorities are successful in controlling the spread of the virus in the ACT.The ACT Government has determined that the building and construction sector is not considered among under essential services and non-essential construction works are not allowed during the period of the lockdown. The lockdown will impact all residential building businesses, manufacturing and supply businesses and other related businesses.As a result, all Sunny Homes residential construction works in the ACT and surrounding areas have been halted and our building sites will remain closed for the duration of the lockdown.A small number of our Sunny Homes team will be working from home during this period and will be able to answer any questions that our existing and potential customers may have. #### Why Don’t Standard Home Designs Work in Canberra?
Building a home in Canberra is rarely as simple as picking a design off a shelf and dropping it onto a block. Ask Sunny Homes director Sunny and he’ll tell you that’s why the market is heavily dominated by well-established local builders.
“There’s a reason there are so few volume builders here,” Sunny says. “Some of the biggest companies in Australia have come to Canberra, even tried multiple times and it just didn’t work.”
Canberra’s Unique Land and Terrain
The challenge starts with the land itself. Unlike Sydney or Melbourne, Canberra is characterised by undulating terrain surrounded by a dominant, hilly and mountainous backdrop. Blocks roll, slope and tilt and the ground conditions can vary dramatically from suburb to suburb. Sunny says where significant portions of Sydney’s sprawling developments often sit on flat former farmland with loose, high-moisture soil, Canberra’s terrain demands closer attention but offers something in return.
“The land here might not be flat, but in my experience, the ground here is generally more stable and you get the most remarkable mountain views into the bargain,” he says.
What doesn’t translate, however, is the one-size-fits-all approach.
Standardised designs that dominate large housing estates elsewhere simply don’t fit Canberra blocks. In fact, Sunny estimates about 90 per cent of preset volume designs are unsuitable without major changes.
That suits Canberrans just fine.
“People here love local and they love being different,” he says. “They don’t want the same house you see repeated street after street in other cities.”
Meeting Canberra’s Planning and Environmental Requirements
Layered on top of the physical challenges are regulatory ones. The ACT has its own environmental standards and planning requirements, often more stringent than elsewhere in the country. Meeting those expectations requires flexibility, experience and a willingness to design from the ground up — literally.
Sunny, who has been building in Canberra since 2012, says the market has always wanted builders who could listen, adapt and customise. Ten years on, Sunny Homes has built almost 300 houses across the region, including the Taylor Display Home, and no two have been quite the same. The company has grown to a team of more than 30, including draftspeople and building designers, all tasked with approaching each project as its own puzzle shaped by the block, the brief and the people who will live there.
“Every plan is looked at differently,” he says. “It’s always about the uniqueness of both the land and the client’s goals.”
Those goals change as life does. Sunny says first-home buyers increasingly want dual-occupancy designs, whether to generate extra income or accommodate extended family who can help with young children. Families in the 35 to 50 age bracket often prioritise additional bathrooms and separation of spaces. Retirees, meanwhile, tend to look for flatter blocks, single-level homes, fewer bedrooms and generous shared living areas. One design feature suits almost all demographics.
“I often recommend a multi-purpose room,” Sunny says. “When kids are young it can be a playroom, later it becomes a teenager’s retreat and once they’ve left home it can be a study, a guest room or a home office.” It’s the kind of forward-thinking flexibility, he says, that is rarely accounted for in fixed designs.
Why the Building Process Matters
But even the most customised design means little if the building process doesn’t support it. Sunny says Canberrans can, and should, have high expectations of their builders when it comes to transparency and communication.
“We have built that into our processes,” he says.
“As soon as a sale is finalised, clients are added to a group messaging chat that includes the entire team, starting with the building designers, then the selection team for interior choices, then the construction and coordination teams. Every two weeks they’re updated as to what’s been done and what’s next and they can ask questions at any time,” he says. For Sunny, that openness is part of designing homes around real lives, not just floor plans.

Sunny Homes director Sunny Malhotra says multigenerational living – where more than one generation of a family lives under one roof is a way people can afford the neighbourhood and lifestyle they want, but there are other equally important motivations.
“In many migrant cultures, families do grow up together in the same households. In some Asian, European and South Asian countries it’s not uncommon for grandparents, uncles and aunts, adult children and grandchildren to live together in all sorts of combinations. That comes with a lot of benefits,” he says.
“It eases the pressure of social isolation for starters. Imagine coming home after a busy day at work and being able to have a cup of tea and a chat with your mum.
“For some families, giving children access to multiple generations also helps with cultural enrichment, life skills and schooling. As they say, it takes a village.”Having extended family under one roof is also a wonderful boon for busy parents who often have to say no to events, or blow their date night budget on a babysitter.
“The fact is parents work, but kids get sick frequently, or they have extracurricular activities they need to attend during work hours, they need pick-ups and drop-offs and family around simply to be with them,” Sunny says.
But historically, one of the biggest concerns for families considering multigenerational living arrangements has been the potential sacrifice of privacy.
This doesn’t need to be the case, according to Sunny. He says it’s a question of finding a developer who knows the configurations that work for this lifestyle.
“Three years back a family was looking for a home in Taylor and their elderly father pitched in financially. He wanted to help and didn’t want his children and grandchildren to have to wait for an inheritance to do so. They found a place with a unit separate from the property where he could live, while the family lived in the main four-bedroom home,” Sunny says.
“That’s the kind of ideal situation that sets you up for success – the ability to come together when you want, but enjoy your privacy when you need.”
